I like your thoughts, but I also think that the biggest factor in selling a home in a timely manner is price. Your price has to be at market value, and if it’s over priced, you won’t even get any showings.

The previous commenter has a valid point, however, there will always be a range within which a house will sell, and it is important to try and achieve a value at the top end of that range. In order to sell successfully, you need a few factors in your favor:

1) Your market reach: You need to reach as many people in the market as possible that are interested in buying a house such as yours. This entails choosing the correct marketing channel mix and having a great ad.

2) You need to present your house in such a way that people can “see their dream”. I know that sounds lame but it is the simple truth. Staging can be a good idea.

3) You need to carefully select a realistic price range and aim for the top end of it.
