Most investors that lost their tales during this last boom and crash are those who were speculating about appreciation while taking a negative cash flow on holding the building. If you take a positive cash flow even if the market dives you are still in a good position because you can hold onto the property forever if need be. CASH FLOW IS KING!!!</description>

The Destin Real Estate market, like many in the U.S. experienced phenomenal growth during the first 5 years of this decade.  I worked with many investors during that time frame and many made a lot of money on paper.  However, most have lost what they made and more.

From 2005-2008 there were few investors looking around.

However, in the past 9 months, I&#039;ve seen them return. These investors are much different than the previous ones.  They aren&#039;t concerned about immediate equity or immediate appreciation.

Instead they all approach the market with a similar mindset.  They tell me that they don&#039;t know where the market bottom is but they believe that over a 10 year time frame, this is a great time to buy.

I think this is significant.  They are buying when the previous &quot;real estate&quot; investors are broke and are scared to do anything.</description>
